Construction is complete at Red Rock Developments’ second speculative distribution facility in Sandy Run Industrial Park and the building is ready for immediate occupancy.
The company said in a news release the 519,792-square-foot, cross-dock warehouse is located along Interstate 26 in Calhoun County, a rapidly growing industrial submarket of Columbia, and is the only 40-foot clear speculative building to ever be constructed in the central South Carolina market.
Chuck Salley, Thomas Beard and John Peebles of Colliers South Carolina are representing Red Rock Developments to market the property to an industrial user for sale or lease, the news release stated. Colliers has also been retained for property management services. The construction project team includes Miller Valentine Construction, MCA Architecture, Alliance Consulting Engineers and S&ME.
The building is expandable to 1,161,888 square feet and is the only available building in the Midlands with a 40-foot clear height, the release stated. The site allows for multiple building configurations for future expansion opportunities.
The Class A building features direct access from Interstate 26 (Exit 119) and is located near the Amazon Distribution Center, Nephron Pharmaceuticals, the UPS Air and Ground Hub and the Columbia Metropolitan Airport.
Sandy Run Industrial Park is a 760-acre, fully entitled industrial park with access to all utilities. The park is home to Zeus, Smart Warehousing and the future headquarters for Blanchard Machinery.

Red Rock’s first building constructed at Sandy Run Industrial Park was 497,952 square feet, which was the largest expandable speculative building to ever be constructed in the central South Carolina region at the time. The building was leased to Smart Warehousing, an industry-leading warehousing, fulfillment and technology solutions company, before construction was completed. Colliers represented Red Rock Developments in the lease and subsequent investment sale of the building.
