Ten Mile on Rivers; Rendering Provided by The Middleton Group
CHARLESTON, SOUTH CAROLINA – Construction has begun on Ten Mile on Rivers, a 23,000-square-foot adaptive reuse project on Rivers Avenue in North Charleston. Local architecture and interior design studio, The Middleton Group worked with a local, related ownership entity, as well as with 4S Capital, and development consultant, Cityvolve LLC to design a complete renovation of the facility. Formerly an elementary school built in phases in the 1950s and 1960s, the building will be transformed into Ten Mile on Rivers. The 60’s-inspired redesign will house leasable office spaces ranging from 200-square-foot, single executive offices, small- and medium-sized suites and the opportunity to combine contiguous spaces up to 12,000 square feet.

The redesign will not only breathe new life into the original site, which has been vacant for nearly ten years; it will introduce an innovative and iconic place for local businesses to set up shop,” said Laura Middleton, Principal of The Middleton Group.
Ten Mile on Rivers sits on approximately five acres of land in the rapidly growing Rivers Avenue corridor, with easy access to I-26 and I-526. The overall design for the project incorporates a mid-century modern style, reminiscent of the era the structure was built. The refreshed facade will introduce new entry elements to infuse a modern design aesthetic in the plain brick building. The interior will include light-filled spaces with pops of color and textures inspired by the 1960s.
The renovation will also include a new roof and full mechanical, electrical and plumbing (MEP) system replacement, as well as the addition of a new 175-space parking lot, which aims to preserve the 27 grand oak trees that exist onsite.
Construction of this project is expected to be complete in Spring of 2021. Cityvolve’s real estate brokerage firm, Cityvolve Commercial Realty LLC has begun leasing available office spaces.
