A partnership of Cason Development Group and Appian Investments has begun construction of a 217,000-square-foot Class A industrial building in Shop Grove Industrial Park, a 38-acre industrial park located on Sparkman Drive off of Shop Road near Interstate 77 in Columbia.

Groundbreaking for the building was held on Nov. 14, according to a news release. Site work has begun and building construction is expected to begin by January. The building is expected to be completed and ready for occupancy by the end of summer 2024.

“We are excited to be under construction on our first, class A industrial building in Columbia. We feel that the Columbia market is well positioned to take advantage of the considerable growth we’ve seen in large industries inside of South Carolina,” said Frank Dougherty, development associate with Cason Development Group, in the release.

PODS has pre-leased 62,156 square feet of the building, and John Gregory and Bill Lamar of NAI Columbia are handling the leasing of the remaining 154,844 square feet.

“This venture reflects NAI Columbia’s excitement about creating innovative spaces that surpass business expectations and contribute to the dynamic growth of our community,” said NAI CEO Jon Good in the release. “Along with Cason Development Group and Appian Investments, SilverCap Partners is also a partner in the project.

SEED Architecture designed the building. Civil engineering is being handled by Landplan South Group, Miller-Valentine is the general contractor, and Williams Infrastructure is the site contractor.

Two other sites have already been sold, and two remaining parcels are available for development in the park. A 5.79-acre lot at the park’s entrance could accommodate up to a 100,000-square-foot building, and a 7.5-acre lot is also available at the rear of the park, according to the release. Both parcels will have road access and utilities.

The 38-acre Shop Grove Commerce Park, located off the Shop Road extension, is well suited for wholesale, light assembly, warehousing and distribution operations, the release stated.
